Josephine’s transforms a former auto body shop in Fruita, Colorado into a modern Italian restaurant, alongside Bestslope's coffee roasting operation. The project reimagines a utilitarian industrial space as a warm, highly functional dining environment while accommodating multiple tenants within the same building.
The work involved a substantial change of use, requiring detailed code analysis under the IEBC to navigate life safety requirements and avoid full building sprinklering. This approach allowed the project to move forward within the constraints of the existing structure, while still meeting safety and occupancy requirements. The design balances open dining space with back-of-house functions, integrating new systems and infrastructure into the existing building shell.
We worked closely with the contractor from early stages through construction, initially developing a permit set to support rapid occupancy of the building. As the project evolved into a full restaurant build-out under new ownership, the scope expanded to include a more comprehensive renovation. The project was delivered on an accelerated timeline, with a focus on clear documentation, responsive coordination, and practical, buildable solutions throughout.
